Diagnose the Stall

Before deciding whether to pause or push, you’ve got to know why the momentum stopped. Is it the house? The market? The price? The marketing? Some combination of all four?

Here’s what to look at:

  • Online Activity: Are you still getting clicks and saves on Zillow, Redfin, etc.?

  • In-Person Activity: Are you getting showings? If not, why? If yes, what’s the feedback?

  • Your Price Point: Are buyers ghosting you at a price that worked for someone else a month ago?

If your home is priced where the activity used to be (but isn’t anymore), the market has moved. You need to move with it.

When It’s Time to Push Harder

If your price is close to reality, the home shows well, and the feedback is solid, but buyers just aren’t ready yet, you may just need to push smarter.

Here’s how:

  • Repackage the Listing: Refresh your photos, rewrite the headline, and switch up the lead image.

  • Re-Engage Your Agent’s Network: Buyer agents need reminders. Have your agent hit their list with updated messaging.

  • Sweeten the Deal: Offer closing cost help, flexible terms (think contingencies here), or a rate buydown credit (this matters big-time right now).

  • Host a Targeted Open House: Not another casual Sunday open house. Make it an event with urgency—limited time, broker invite, or paired with another listing to boost traffic.

Sometimes the market needs a reminder that your home is still the right choice.

When It’s Time to Hit Pause

Taking a break isn’t giving up. It’s making a strategic reset when buyer behavior or market timing just isn’t working in your favor.

Consider pressing pause when:

  • Your home’s been sitting for 60+ days with little to no engagement

  • Your ideal buyer pool is distracted (back-to-school, holidays, economic jitters)

  • You’re emotionally or financially drained from holding and showing it nonstop

It’s okay to regroup. Sometimes, a 30–45 day break with a relaunch plan is better than letting your listing become white noise.

The Danger Zone: Doing Nothing

The worst move? Staying active on the market without making any meaningful changes.

That leads to:

  • “What’s wrong with it?” whispers from buyers

  • Lower offers (if any)

Don’t let your home age in internet years. Buyers scroll fast. If your home looks stale, it won’t just be ignored; it’ll be forgotten.
